Considering a lot, or already own one? Before you commit a dollar to design, we assess what the land will actually let you build: grade, setbacks, utilities, soil. You'll receive a written site feasibility report covering what we found and what it means for your build, so you know whether that lot deserves your home.
No two lots price alike, which is why we won't publish a number that pretends they do. What drives cost: the land and its site conditions, the size of the home, the performance of the envelope, and the finish level you choose. In your first consultation you'll get a realistic range for the home you're describing, before any design work begins and before you've spent a dollar.
Design, engineering, and municipal approvals typically run a few months. Construction runs the better part of a year or more, depending on size and site. You'll have a project-specific schedule before we break ground, and we keep to it.
Yes. Through our real estate partner we help clients find and evaluate lots across Northern New Jersey, and we assess buildability (grade, setbacks, utilities, soil) before you commit, so you never buy land you can't build your home on.
